Congratulations! You have taken the first step towards home ownership. To get into the home of your dreams there are 3 steps of a "Rent to Own" you need to know:

1. Each month you are going to pay a monthly rent payment on the property. Depending on which program and property you choose, between 25%-100% of the rent will be credited towards the purchase of the property. Rent must be paid on the 1st of the month in order to receive this rent credit. If the rent is received on the 2nd of the month, you lose the entire rent credit for the month. On-time payments are a must! And of course for on-time payments we are willing to give a very high rent credit towards the purchase price. If you were to just rent a property there is no rent credit (even when you do pay rent on-time). When you have a traditional loan not only are you obligated to mortgage payments, very little of your monthly payments go towards reducing the principal loan amount. Renting to own is the way to go!

2. This will be your home. You are going to be responsible for all the day to day maintenance on the property. In most cases anything major will be the responsibility of the owner. Minor issues such as; clogged toilets, scuffed paint, or dirty carpets will be your responsibility. However, if any improvements to the property are made and the property appreciates during the lease option period, this is yours to keep.The purchase price of the home is locked before or at the signing of the lease option or lease purchase agreement and will not be raised during the course of your lease option period. This is by far one of the best benefits of a Rent to Own or Lease Option! You can lock in today's historically low prices and purchase the home if you desire during your option period.

3. An upfront payment will be required to move into any of our properties at or before lease signing. We can be flexible on this amount and it is very reasonable depending on the individual and the property of course. This option payment is 100% applied towards the purchase price of the property when you buy. The rental term and rent credits on each property is different. During this period you should sign up for our credit repair program, save your money, build up rent credits, and of course qualify for a loan. During the lease option period you can buy the home at anytime in most cases. If you do not buy the property during the rent-to-own lease option term the upfront option money is non-refundable.
